Brochure and Direct Mail
Early
in the marketing process, we prepare an attractive and
comprehensive marketing brochure describing all the
details of the property and highlighting photographs.
The brochure shows the property's location, soil maps,
crop yield indices, lease details, Agricultural Stabilization
and Conservation Service data, mineral rights, zoning,
and other information potential buyers need to know.
The auction date and time are, of course, prominently
displayed throughout the brochure giving it a sense
of urgency and timeliness.
Kevin
Wendt, CAI, tailors a direct mail program for the specific
property. We have access to national and international
mailing lists of potential investors are used, as well
as the targeted market and income mailing lists applicable
to the specific auction. The offering brochure is also
mailed to all landowners within a several mile radius
of the property when raw land is being sold.

Contact
Once
our advertising campaign is underway, our staff of marketing
representatives personally develop property awareness
to local professionals including accountants, attorneys
and lenders. Making personal visits to local prospects,
our sales staff calls on owners and investors in the
immediate area to encourage their participation in the
auction. Individuals responding to our toll-free number
receive a personal follow-up from one of our marketing
representatives. We will also make long-term financing
arrangements for prospective buyers when needed
During
a personal meeting with a prospective buyer, our marketing
representatives will show the prospect plat maps of
the tracts, answer their questions, and point out the
redeeming qualities of the property, whether it be location,
potential return, soil quality, available utilities,
etc. And, most of our auctions have information and
inspection days, in which prospective buyers can inspect
the property and talk with our marketing staff.
